Single-family custom build
Owner-driven projects where comfort and efficiency matter as much as the kitchen finishes. Manual J done right, equipment matched to the home, no shortcuts.
The HVAC system in a new home is one of the few decisions you can’t easily revisit once the walls are closed up. We work directly with builders, GCs, and custom-home owners across Sumter to size, design, and install systems that match the home — not the other way around.
Repair cost approaching replacement? Ask about financing.Once drywall goes up, duct routing is permanent. Equipment sizing is locked in by the load calc that someone — hopefully — actually ran. Refrigerant line runs are easier before insulation than after. And the difference between a comfortable house and a comfortable-on-the-brochure house comes down to how those details got handled when the framers were still on site.
We work the full arc of a new build: design-phase consultation when plans are still on paper, equipment specification once the load calc lands, rough-in coordination with the framing schedule, finish and start-up at the punch list, and post-occupancy commissioning once the family is in. Builder partnerships available for ongoing volume; one-off custom builds welcome too.

Different project shapes need different coordination. If yours sounds like one of these, let's talk early — schedule and lead-times matter.
Owner-driven projects where comfort and efficiency matter as much as the kitchen finishes. Manual J done right, equipment matched to the home, no shortcuts.
Volume builds with predictable plan sets, repeatable HVAC packages, and tight schedules. Partnership pricing for ongoing project flow.
Extending the existing system, adding ductless to a new wing, or replacing/upgrading to handle the new square footage. We work the seam where old meets new.
Granny flats, in-law suites, garage apartments. Mini-splits often the right answer — single outdoor unit, head per room, no ductwork required.
Restaurant build-out, retail tenant turnover, professional office shell completion — package units, splits, walk-ins, all in scope.
New home, but the HVAC that came with it is the bare-minimum spec? We upgrade to the system the house actually deserves — often in the first warranty window.
Recognize any of these? Our techs are on the road most days — let’s get yours diagnosed.
The earlier we're involved, the more we can do for the project. Here's the standard flow when we engage from design phase.
We review plans, recommend system type and approximate sizing, and flag any duct chase or mechanical room concerns before framing starts.
Full heat-loss / heat-gain calculation on the final plans. Equipment selected, line-set routing planned, ductwork sized.
Ductwork installed during the framing/MEP window. Line sets pulled, condensate routes set, sleeves through firewalls placed correctly.
Equipment set, refrigerant charged by weight, gas pressure tuned, airflow balanced, thermostats programmed. Punch-list ready.
Once the home is occupied, we re-check performance under real use, document final readings, and register the manufacturer warranty.
Real coordination with your framing, electrical, and plumbing teams.
Earlier is cheaper. Later is harder. Some phases are too late.
Frequently Asked
Yes. We carry ongoing project relationships with several Sumter-area builders and welcome new partnerships — spec-builder volume, custom-home GCs, light commercial fit-out crews. Partnership pricing, predictable schedules, single point of contact for the mechanical scope.
Design phase is ideal — we can shape duct chases, mechanical room sizing, and exterior unit placement before framing starts. Pre-rough-in is the latest “no compromise” window. After drywall, equipment-only changes are fine but duct modifications get painful.
If a plan-review consult is helpful, we offer that without committing to the full build — just a sanity check on the mechanical scope.
Manual J heat-loss / heat-gain calculation on the actual plans — not by square footage, not by builder defaults. We factor window orientation, insulation specs, air-leakage estimates, and intended use of the spaces. Equipment is selected to match the calculated load with appropriate safety factor, not over-sized “just in case.”
Yes — both. Our sheet-metal shop fabricates ductwork in-house, and we hold the SC State Mechanical License needed for gas-line sizing and installation. Most new-construction projects we do involve both, plus the equipment install itself.
HVAC systems behave differently in an empty home than in an occupied one — different loads, real thermostat schedules, real airflow patterns. Post-occupancy commissioning means coming back 30–60 days after move-in to verify the system is performing as designed under actual use, balance airflow, and document final readings for the warranty file.
It’s the difference between “the system was installed correctly” and “the system actually works for this family in this house.”
Absolutely. Bonus-room additions, sunroom conversions, mother-in-law suites, detached carriage houses — ductless mini-splits are often the right answer and we do plenty of them. Small projects are welcome; we don’t have a minimum.
HVAC investments shouldn't put your comfort on hold. We work with qualifying customers to spread the cost of repairs, replacements, and indoor air quality upgrades into manageable monthly payments.
Subject to credit approval. Financing options, terms, and qualifications may vary by lender and project type. Not all applicants will qualify. Our team can walk you through available options when you request service or an estimate.
From plan-review consult through post-occupancy commissioning. Real coordination, no surprises at the punch list.
